How Much Does Property Maintenance Cost in Thailand?


Owning a villa or condominium in Phuket comes with some ongoing costs. But compared to Western countries, maintenance costs in Thailand—especially for condos and villas—are quite affordable. Almost all bills can be paid online or at 7/11, which is convenient, and most do not require long, binding contracts. Here’s a breakdown of the typical expenses:


1. Common Expenses for Both Villas & Condos


Utilities:

  • Electricity: ฿4-6 per kWh, depending on usage (High usage = higher rate).

  • Water: ฿15-50 per cubic meter.

  • Internet & TV: ฿500-2,000 per month.

  • Gas: If applicable, 48kgbottled gas costs around ฿300-500 per refill.


Maintenance & Repairs:

  • General upkeep (cleaning, aircon servicing, pool care, gardening, etc.).

  • Unexpected repairs (plumbing, electrical, etc.).



2. Additional Costs for Condominiums


Common Area (CAM) Fees:
